INTRODUCTION SERVICE 9.6% INCLUDING VAT

FULL MANAGEMENT SERVICE 12% INCLUDING VAT

All the above mentioned in Introduction Service plus the below:

» Move tenants into the property at the start of the tenancy.

» Record meter readings and transfer all utilities and council tax bills on new occupants.

» Collect rent on a monthly basis and forward it across.

» Chase unpaid rent via letters to tenants and home visit.

» Give advice and help on legal matters concerning rent arrears.

» Carry out 3 inspections per annum with risk inspection Additional Charge & report sent across.

- Identify Subletting and advise on HMO issues.

» Tenants first call of any maintenance or tenancy issues.

» Issuing notice. Additional Charge

RENT GUARANTEE 14.4% INCLUDING VAT

All the above mentioned in Introduction Service and Full Management Service plus the below:

LEGAL EXPENSE COVER

- Cover for up to £100,000 should the tenant need to be evicted.

RENT PROTECTION

- Cover for lost rent if the tenant defaults. Choice of cover levels from up to £2,500 up to a

  maximum of £15,000 per month for up to 12 months.

VACANT PROPERTY COVER

- Up to 75% of the monthly rent paid for up to two months after eviction.

NIL EXCESS

- No Excess to pay.

 

 A fee equivalent to [Refer to service type table for the relevant fee] of the annualised rent reserved by The Tenancy should the Tenant continue in occupation of the Property after the initial letting (whether by renewal, statutory continuation or otherwise and whether of not the continued occupation has been arranged by IPS). After the initial term The Tenancy will revert to a contractual periodic agreement (as per the terms of the Housing Act 1988 as amended 1996) under which the Landlord can give two months’ notice at any time coinciding with the Rent payment date and the Tenant can give one months’ notice to coincide with the Rent payment date. Each consecutive year this fee will be reduced by 1.2% INCLUDING VAT, the Introduction Service will reduce to no lower than 6% INCLUDING VAT, the Full Management Service to no lower than 9.6% INCLUDING VAT and the Rent Guarantee Service to no lower than 12.0% INCLUDING VAT. If the fee reduces each year and it reaches a threshold, NO FURTHER REDUCTIONS WILL BE APPLICABLE.
