Tenants

We understand the worries and anxieties that are often involved in setting up your own home. That's why we are determined to make finding your ideal home as simple and straightforward as possible.

We let and manage furnished and unfurnished properties in North West London and Hatfield. We would love to hear from you regarding any particular requirements about any properties and any questions you may have.

Finding the right property
 
The first step is to contact us to provide brief details about yourself and the accommodation you require. We will then search our database for suitable properties for you to view. Typically, properties to rent become available about two months before occupancy date, so where possible, it is advisable to start looking at your earliest convenience.

Typically, properties to rent become available about 1 month before occupancy date, so where possible, it is advisable to start looking at your earliest convenience.
 
Viewings
 
This will be arranged at a time to suit you. All viewings will be accompanied by a member of staff who will be able to give advice and answer any questions you may have.
 
Application
 
Once you have viewed a property and have decided to proceed with the letting, each applicant will need to complete an application form. At this time, any details or requirements can be provisionally agreed, such as occupancy date, duration of the letting etc.
 
On application, a holding deposit will be required. Assuming the tenancy goes ahead, this will be deducted from the monies due before you move in. If we or the landlord decline your application, this deposit will be refunded (minus the fee for credit check and referencing which unfortunately are non-refundable). However, this deposit will be forfeit if you decide not to proceed for any reason or if the tenancy fails to progress due to incomplete or inaccurate information/documents provided in the tenancy application.
 
References
 
We will conduct credit check and take references on behalf of the landlord. These will include a character reference, your current employer and a current landlord.
If your references indicate that you may be unable to meet the required income levels or pass the credit check, it may, depending on the circumstances, be possible to have a guarantor agree to guarantee rent liabilities for the complete period of the letting.
 
Rent
 
Rents are normally quoted on a calendar month and payable monthly in advance by standing order. The tenant is also usually responsible for Council tax, gas, electricity, water rates and telephone costs.
 
Deposit
 
A security deposit is also required at the start of the tenancy. This amount could vary but is normally equal to one and a half months rent depending on the individual requirements of the landlord. Where we are managing the property, we hold this as with the government agency DPS.
 
The deposit is held to cover any breakages, damage or any other tenant liabilities. Where we are managing, at the end of the tenancy, we will check the property against the inventory and assess any damages and deductions due. Please note that the security deposit cannot be used to cover rent.
